Trust Deed Investments
The trust deed investment is recorded at the County Recorder’s Office, and serves as a legal notice that the subject property is pledged to secure an investment. The trust deed is also insured by a title insurance company to further protect the investment. These investments offer the investor security compatible with that of a bank while providing a much higher return.

The security level of the loan is based on its loan-to-value (LTV) ratio, and by the recording of a trust deed in a 1st or 2nd lien position on the real property. The lower the LTV, the better security the investor has against a drop in real estate values.

Advantages of Trust Deeds
Trust deeds offer the following advantages as investments:

  • Produces monthly income to the investor at an interest rate generally much higher than banks.

  • The trust deed and note are liquid and can be sold or traded at any time.

  • An investor may borrow against the trust deed and note using it as security.

  • The security of the trust deed investment generally increases in time due to property appreciation.

  • The trust deed investment is always insured by a title company.
